The median days to sell ﬁgure for Eastern Beaches dropped to 29 days in December compared with a peak of 39 days in 2004, according to Real Estate Institute of New Zealand ﬁgures. Overall, the Auckland region remains the strongest housing market in the country, says Helen O’Sullivan, REINZ chief executive. The Eastern Beaches dwelling median price is up 10 per cent in December to $620,000 compared with $565,000 the same time last year, and numbers of dwellings sold were up eight per cent to 180 from 167 in December 2011. One of the deﬁning features of 2012 was the low number of properties on the market, says Jonno Ingerson, QV research director. “Many willing buyers found it hard to ﬁnd suitable properties and this to some extent constrained sales volumes. As has been the case for the past several years, quality properties in desirable areas tended to sell quickly for good prices, while properties with perceived ﬂaws either sat on the market or needed to be discounted.” Peter Thompson, Barfoot & Thompson’s managing director says at the end of December, the company had only 3410 properties on its books, the lowest number since records had been kept and 10.6 per cent lower than at the end of November.
