Listings shortage causes all-time residential low AN EVER shrinking pool of residential house listings is leaving increasing demand unmet. The median number of houses sold in Eastern Beaches was down seven per cent to 178 in June compared with 195 the same time the year before, according to Real Estate Institute of New Zealand figures. However, median prices continued to rise, up 19 per cent in June to $720,750 compared with $605,000 the same time last year. A shortage of listings is becoming a major concern for many real estate agents across the Auckland region, says Helen O’Sullivan, REINZ chief executive. Bryan Thomson, REINZ director says while the growth rate in sales in Auckland has averaged about 20 per cent for the past two years, growth in the number of listings has been almost negligible. “Normally we would expect the number of listings to increase more rapidly coming out of a downturn, but as yet this does not appear to be happening.” The number of properties on the Auckland market has shrunk to an all-time low, says Peter Thompson, managing director of Barfoot & Thompson. “Demand for properties is unprecedented and competition is intense with homes selling within a tighter time frame than at any time in the past decade,” he says. “However, this competition for properties has so far not led to prices breaking through the price ceiling established in March.” Our Homes TODAY Eastern Beaches Dwelling median price 2004 $427,000 2007 $568,000 2012 $605,000 2013 $720,750 Percentage change 2012 to 2013 +19% Dwelling numbers sold 2004 253 2008 140 2012 195 2013 178 Percentage change 2012 to 2013 -9% Median days to sell 2004 41 2008 62 2012 32 2013 31 Percentage change 2012 to 2013 -3% Auckland Region Dwelling median price 2004 $323,920 2012 $500,000 2013 $555,000 Percentage change 2012 to 2013 +11% Dwelling sales volumes 2004 2965 2008 1466 2012 2426 2013 2485 Percentage change 2012 to 2013 +2% National sales distribution-price band Under $400,000 2011 3026 2012 3351 2013 3125 Percentage change 2012 to 2013 -7% $400,000-$599,000 2011 1403 2012 1626 2013 1579 Percentage change 2012 to 2013 -3% $600,000-$999,999 2011 615 2012 878 2013 1090 Percentage change 2012 to 2013 +23% $1 million and over 2011 185 2012 271 2013 341 Percentage change 2012 to 2013 +26% Regional housing market THE past 10 years’ Auckland regional housing market at a glance, as at June’s figures.
