The Eastern Beaches median price in December was $727,000, up 17 per cent on $620,000 the same time the previous year year. However, numbers of properties sold were down 19 per cent in December to 146 from 180 the same time the year before. Also it took slightly longer to sell a house in December, up to 30 days from 29 the year before. Market activity is still buoyant across most of the Auckland region, says Helen O’Sullivan, REINZ chief executive, with good open home numbers and a continuing shortage of listings. The trend in sales volume has moved from falling to steady, while the trend in days to sell has moved from improving to steady. “Overall, the trend is still improving,” she says. Auckland’s housing market remained buoyant, ﬁnishing the year with a December residential average price of $700,387, the highest ever, says Peter Thompson, Barfoot & Thompson’s managing director. But sales of property under $500,000 have declined. “Seasonal trends which traditionally see higher value properties traded have not been offset by recent Reserve Bank changes and nor would they, given the next three to four months of high summer season,” he says. The year ended with lack of choice again becoming an issue. The company’s new listings in December were 631, but by the month’s end the company had 2969 listings on its books. “These ﬁgures tell a compelling story about the strength of the Auckland housing market, an improving economy, and peoples’ belief that residential property continues to represent a dependable medium-to- long-term investment,” Mr Thompson says. “With listings being so restricted and buyer demand so high, it suggests that as we enter the New Year, the Auckland real estate market will experience a strong ﬁrst quarter.” Meanwhile Auckland Council’s building and resource consents team is gearing up to meet an increase in consenting volumes in tune with the improving Auckland economy. Teams are achieving 95 per cent approvals of non- notiﬁed consents and 98 per cent for building consents within the statutory time frames.
