In line with the trend throughout the Auckland region, the number of dwellings sold in the Eastern Beaches area fell by 12 per cent in January compared with the same time last year, according to Real Estate Institute of New Zealand figures. “The softer volume result reflects a pattern that began in November and continued in December,” says Helen O’Sullivan, REINZ chief executive. “However market feedback suggests that first-home buyers may be tentatively returning to some markets. Listings remain in short supply across the Auckland region,” she says, “although there has been a flush of new listings during January.” Also, the time it took to sell a house in Eastern Beaches was 45 days, up 25 per cent from 36 the same time last year. Meanwhile the trend in the median price continues to improve. The Eastern Beaches median price rose by 14 per cent to $726,000 in January from $636,000 the same time last year. However, Bruce Wiggins QV valuer says there are early indications that the rate of increase in super- city property prices is slowing. “There is limited stock on the market at present and real estate agents are having to work hard to sell properties. “Land values have remained high and we are seeing fewer auctions.
